Free Estimate: (410) 212-8084Asphalt is stone and sand held together by a petroleum binder. Sun dries that binder out. Water, road salt, gasoline, and motor oil break it down. As it goes, the surface turns from black to gray, gets brittle, and starts shedding fine stone. That is the beginning of the end, and it is completely preventable.
Sealcoating puts a protective layer between your asphalt and everything trying to wear it out. It blocks UV, sheds water, resists oil and salt, and restores the deep black color that makes a driveway look new. Near the Bay, where salt air and standing moisture are part of life, it matters even more.
The coating is only as good as the prep, so we do not skip it. We clean the driveway thoroughly, edge back the grass, treat oil spots so the sealer will bond, and fill open cracks first. Then the sealer goes down evenly and we block off the driveway so it can cure.
Two honest points. First, new asphalt should not be sealed right away. It needs to cure, generally through its first season. Second, more is not better. Sealing every year builds up a thick layer that cracks and peels. For most driveways, every two to three years is right. We will not sell you a coat you do not need.

How often should I sealcoat my driveway?
For most residential driveways, every two to three years. Wait until the last coat has visibly worn and the surface is starting to gray. Sealing too often causes buildup that cracks and flakes.
How long do I need to stay off it?
Plan on 24 to 48 hours before driving on it, longer if it is cool, humid, or shady. You can usually walk on it after several hours.
What is the best time of year to sealcoat in Maryland?
Late spring through early fall. Sealer needs warm temperatures and a dry window to cure, both day and night. We watch the forecast and will reschedule rather than seal ahead of rain.
Will sealcoating fix my cracks?
No. It fills hairlines, but open cracks need hot crack filler first, and structural cracking needs repair. Sealcoating is protection, not a repair.
How much does sealcoating cost?
It depends on square footage, the condition of the base underneath, how much drainage or grading the lot needs, material thickness, and how easily equipment can get in.
